I *DO NOT* have any experience with discussing distressed properties, so maybe take my 2 cents with multiple grains of salt...I DO, however, have experience with cold calling and door knocking for insurance sales, and I am a 10 year veteran 911 operator who has experience with communicating delicately!

Aside from multiple ongoing code violations, neighbor complaints and damages, they moved in extra people/pets, tried to scam the utilities, stopped paying rent and ultimately had to be evicted.

We normally give them a name based on it's looks/vibe, but if nothing is really unique-- we do street names, and then if we own multiple on a street-- we call it by the tenants name.
