Another landlord told me that so long as I'm the owner and I DIY it to code (I'm surrounded by licensed tradesmen), permits, while encouraged, are not required. 

What need to do if the lease has months to go and who should collect the rent.Is there any type of legal document that could enforce previous owner surrounding the rent after losing the property.

In most states it is almost impossible to build new Mobile Home Parks because of zoning infrastructure requirements.

Want to inform myself on best practices and pitfalls to avoid surrounding property / tenant takeover.Any help is appreciated!

Lot B has infrastructure upgrades but no dwelling.

Obviously, the latter takes more time and effort, but it didnt take me more than 1-2 months of networking on BP, REIA meetings, and flying to Indy to get an infrastructure going.

I have a section 8 tenant, so I learned a lot about all the regulations and rules surrounding that.

What I see now are buildings that are literally falling down and the asking price is basically the same as the rest of the surrounding houses in the same street that are not in disrepair.

Any recommendation on great general contractor that has experience working with investors in the Charlotte and surrounding area?
