The bottom line is that I'll stay home and skip Cochran and Watson's Las Vegas weekend (Vegas has never been my cup of tea in any case) and I'll spend my money on my own marketing campaign. 

It can take time and patience to find the right tenant but if you find one they likely will stay awhile. 

I want to start a monthly campaign on these properties to stay top of mind and hopefully pick some up for flips or rentals. 

The only catch is you have to be disciplined about it; dedicate a little bit of time every day to real estate and don't let yourself off the hook.If your dad is getting into real estate I would think rather than just cosigning the mortgage you would have him partner.

I'm not too keen on the seller staying for 2 years. 

The convention center drives all sorts of ancillary revenues like hotel stays, gambling, entertainment, etc.  

For example if I list on airbnb and vrbo, and someone books on airbnb, how does the vrbo calendar stay up to date?

I would prefer to stay local - Delray, Boca, or West Palm, but if I can't find anyone over here I might take you up on that.

I would also think that you can leave it empty, with your address on it and stay there once a week, etc.
