Appreciation or even speculation of appreciation is like gambling and investors tend of to have personalities that shy away from that. 

Speculators and subprime loans backed by Wall Street led to a 50% spike in metro Phoenix home prices during 2005 and 2006, and then a record number of foreclosures from 2008 to 2012. 

Hey bro, have a plan BEFORE you shell out thousands of dollars on appreciation speculation.

The barriers to entry in real estate are pretty high so reckless speculation is much less common than it is in penny stocks and crpyto.

I think we should reward labor with lower taxes and penalize speculation with higher taxes.

Admittedly appreciation is not something we take into account when making decisions, too much speculation, not actual numbers. 

Cities like NYC where I live are highly speculative in nature, meaning the only way to make money is through appreciation (there is no cash flow when cap rates are 3% and rent to purchase price ratios are below 0.3%.

I hear so much how west coast is speculation vs. midwest is cashflow but I'll take double my $500k west coast in 5 years vs. $200 monthly cash faux....I wonder which region is really speculation?
