Smoke was a huge concern.

It is written into all of our Leases that we will be doing quarterly (sometimes monthly) inspections.Our managers go around with a list to make sure smoke/carbon detectors are working, fire extinguishers are filled and the place is not potentially attracting vermin.We will also make a note of any damage or take pictures of potential Lease violations (smoking in the house, pets, more beds than occupants allowed, etc). 

I am terminating one of our tenants lease at the end of September and just wanted to see if there were any suggestions/tips members might have…both to make sure the process is correctly followed and also to keep any hostility/animosity from the tenant to a minimum.If you are interested here is the background…Tenants A and B signed month to month lease April, 2012, they turn out to not be greatest tenants e.g. paid late 4/5 months (did pay though and $120 extra in late fees so not the worst), smoke in the apt.

I called my local ABC Supply branch and they quoted me a contractors price $135 a piece for 40" x 60" Amcraft Reflections 5050 Vinyl Windows.

You can have 10 layers of LLC but if you drive drunk while driving your LLC owned truck hauling supplies to your LLC owned rental and you wreck and injure another you are liable period.

Cleaning and Management company, Taxes, Insurance, Maintenance, repairs and replacements (hot water heater, destroyed couch), Advertising (VRBO, AIRBNB), Supplies, Utilities (Cable, Elec and gas), If you live far away, the expense on travel, meals etc when you ck on the property, Mort and Interest?

For cabinets, Cabinet Outlet on 10th and Reno seem to be very reasonable, and the builders supply next door.

Your costs are impossible to estimate without first knowing how close supply and waste lines are to the closets.
