Again, it depends on your state, but honestly, I would NEVER recommend skipping out on the $695 fee for title insurance.

As far as how much I did, I made many cold calls, found hundreds of properties I wanted to pursue, made cold calls (even skipping lunch at my own job while working for the real state company, built up a buyer's list of at least 75 buyers in about 2-3 days.

If you have the time and energy, I would skip trace lists of properties in areas that you are looking to BRRRR in and cold call, text, email, letters or do whatever it takes.

Do a Google search for home inspection training and you will see that many states have little to no regulation on them and once you buy the training and the software, you can start doing them yourself with little more than a flashlight, a ladder and a tablet.We tend to skip this step and do a lot of the inspection portion when we do a walk through.
