I am most interested in flipping and think some of my skill sets such as managing large projects in my career and a decent knowledge of construction lend itself to this tactic.

The house does not qualify for windstorm insurance because the roof has major termite damage and needs to be replaced (including the trusses).

As a buyer's agent I like having the knowledge that my client actually can get approved for the amount of money they have been told they qualify for.For commercial loans my clients use local banks live AVID Bank in Palo Alto or Comerica.For residential loans I like Bank of America right now. 

I have no skills currently in the home renovation department, interior design, etc.

Is it hard to actually qualify for this loan?

I've got ~25k for down payment and closing costs and I've already qualified for 3% down on a 350k purchase. 

According to the agent this property will not qualify for standard financing so it will need to be purchase with cash or hard money. 

You still need to qualify of course, but it's good to have those local relationships.

From my experience some investors fear "the rumor" that Miami will go under water,  others fear that zoning laws will change down the road and the  laws will be different,  some are afraid the current "airbnb qualified " properties might not allow short term rentals in future.
