We originally had a lot of older women preferring it but the young guys since are touting it as a big bonus as NONE OF THEIR FREE LOADING friends can insist on moving in & 'just maybe paying half' the expenses. 

It's not as expensive as people think and if you can piggy-back on a tenant's wi-fi so you can view the cameras (using an app like Hikvision) that's a big bonus as well (though if you are local you can access the hard drive - it just seems like a pain - I just use the app).I have a 4-camera system that was installed at my primary residence roughly 18 months ago.

If this is the case and you end up going forward with any house that has 3 or 4 bed units make sure you get the current water/sewer bills from the seller during your due diligence because the $160 you budgeted per month may not be enough.The garages are a nice little bonus to rent out.

Bonus points if you use a rehab loan, like a 203k loan and buy a distressed property and rehab it! 

My spouse and I both have W2 jobs that we enjoy and don't want to leave (putting us over the income threshold) as I understand it.Does anyone know, does this mean we cannot take advantage of Bonus Depreciation, Cost Segregation and even Section 179?

The idea of a steady weekly income ($1250 =/-) with quarterly(ish) $10,000 bonuses sounds appealing.

You can’t take bonus depr on the house itself.

I would also like to put in a penalty if the work is late and a bonus if it is finished early.
