Construction loans are available in Mexico but its a complicated and very expensive process.As a developer, I find and buy the land, plan and obtain all the permits, recruit a general contractor, market and sell the condos to investors who either use them for part time living or list them on AirBanB. 

They are there to sell you a loan.Meanwhile, transferring Title to the LLC is another screwy situation that people create for themselves.

Below is my scenario.I have 2 x below rental and would like to sell Rental#1 and want to move the gain into Rental#2 which is the newer home.Please advise , can I do that ?

My thought is why charge so much money to people who are clearly desperate to make some money in real estate investing and sell them on their own desperation to make money?

We still live in the home I purchased however I will sell it once we decide to move.

So for three years there is a penalty if you sell, or refi. 

If you have equity, consider pulling out money to invest with a home equity line of credit.Also, because you have a schedule that can allow you to actively work as a Realtor, I would encourage you to get your real estate license, as I did, and begin networking with other local investors and helping your sphere of influence buy, sell, and invest.
