On residential some banks will provide a working capital deposit at closing that you can use for plans, permits, etc, but they will not release the first draw until the permit has been secured. 

Personal checks for security deposit aren’t a good idea, so I would recommend not accepting them as a payment method on move in.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

In general, I’d highly recommend reading a book on syndications and speaking with a securities attorney.
