Hi Abigail,I've worked with many investors that were not satisfied with their current PMs.

We like it but when i compare it to RealProspect, it seems like we could REALLY use some of the extra functions available in RealProspect.I'd like to know if my laundry list of wants can be satisfied by anything else out there right now without having to pay a full time programmer to start from scratch and pay many $1,000's of dollars.

The cash flow is "great" and the property easily satisfies the ever-so-important 1% rule. 

This blanket answer does not satisfy me but it is the same one I got from 3 different lenders.I understand everything over 4 units is considered commercial, but is there any way I can use this 5 unit as my primary residence and rent out the other 4 units?

My thing is I want the tenants to be satisfied with how to pay and not make it difficult at all to pay as I see them as the customer.

A timeline to resolve each of them when the time comes will help and keeping a very satisfied tenant will generate that solid cash flow you're aiming for.There are tons of resources available to help you learn more about house hacking and real estate investing.

@Lenny MalettaIf you would like a higher cost loan with a lot of unnecessary guidelines that you get to jump through hoops to satisfy, they are great!  

I would be interested in taking a look contract that would protect myself as a building owner and satisfy the insurance carrier's requirements.

My current tax situation isn't super complicated so I've been satisfied with TurboTax but I'm mostly focused on someone who's expertise is tax planning for continued portfolio growth
