I too have had success with turnkey investment properties in terms of quality of tenant and securing long term leases but definitely agree about the limited appreciation.

I see why the speed of getting a tenant in your rental matters. 

You'll get a higher quality (and thinking) tenant pool who doesn't see this as a ploy for stealing their personal information.
