I’m actually from Puerto Rico , I was stationed in Cali and decided to stay  but then the housing prices started to sky rocket., so it made start looking else where for real estate investments.  

This will be especially useful if they decide later to ask permission for another family member to be added to the lease (sibling, nephew, elderly parent, etc) and you have already set the standard that everyone will be need to have a background check.

I just wonder when I see these folks who have no training no real background in notes decide they are going to jump into NPN on their own... having taken or course or not..
