Tenants will bring in family members who are temporarily/permanently homeless, single moms will bring in new boyfriends, daughters who produce children will have a tendency to drop their offspring off with grandma and grandpa to raise, etc.. 

I am also skeptical about the price, even for Rochester, NY - there is something off.

However, that is all off topic.

On the opposite side of the coin you can buy land for storage units in places where the land can't really be used for anything else (Near RR bridges, highway off ramps, etc..) .

Learn, take action and network with other wholesalers (call all the signs you see on the road that are promoting a wholesale deal or that say I BUY HOUSES CASH). 

From what Ii understand brokers pass deals along to past client they know can close a deal and when it hits the market its almost like a graveyard...I think for myself I'd be better off closing a deal with a mom-n-pop type owner and hopefully seller-finance an older property with some value-add to force appreciation.I appreciate your response, do you have any feedback on this?

I'm aware of a couple off-market deals that I've dug up for other investors, and I know a local investor that owns over a hundred of units that he'd consider selling, all the way from bare land, to single families, to multi-units including several apartment buildings.

We are going to find a way to block it off with chicken wire to keep the dogs out.
