I guess though it all depends on how much more you can handle to spend and what that new higher amount produces for results.  

Seems they too are too lazy to learn, want something quick and easy to produce creating their income stream.

Hook up with a top producer who will show you the ropes.. or work for a commercial brokerage.. if you truly want to do this full time..

In my state, CA, there are different procedures depending on the gross value of assets belonging to the decedent at time of death. 

It made me wonder how the owner/buyer determine the value, using comps (residential) or based on the income the package of properties produces (commercial).

CLE is electric lately, it offers a unique investor position, you can define assets under $100k in suburban neighborhoods producing well over $1,000 month rent, I suppose it depends on your investment strategy.
