I am planning to do a house hack on a property.

I live in California and planning to move in Illinois.

I turned the complex into independent living for 6 residents and we also started a in Home Care Agency, soon after that March of 2019 we got the approval to add another 4000sqft and 15 more beds a brand new wing onto the building in the plans the architect designed her very own beautiful room setup up just for her!!!

Unfortunately the placement of a water heater in close proximity to the water and vent hook ups is preventing the tenant from fitting a washer and dryer unit set up in the cabinet space provided (side by side and stacked config not possible).

The issue is that we can't find window guards that would work/fit these windows.  

We love intown living and our ideal situation is a house with some character in a diverse neighborhood with community gardens, BeltLine, etc.We have heard and seen an opportunity on the Westside (Grove Park, West End, Adair Park, Capitol View / Perkerson Park, and some streets in Mozley Park) with all of the exciting developments that are planned or in progress.

I'd start with plans not a general contractor or HIC contractor.

Lots of demand from grandma and grandpa who want a place that can fit kids /w spouses + grandkids, or multiple families that want to stay together.

If you plan to operate this product, you still need to have cash to bring to the table as well as enough liquidity for rehabbing (you can get reimbursed through draws, but you start out using your own liquid).
