I do not know the actual value of the home or how much he is going to sell me it for, but the first thing that comes to mind is to do the BRRRR method especially since its a fixer upper (nothing super crazy), using Hard money.

Most of the Flippers I know use a "shares" method with their PMLs where they sell 1000$ shares of the flip to multiple investors.

At that point you are simply shifting investments with no penalty and you can avoid the considerable hassles for financing and purchasing (often underplayed only this board by users of the method) with that type of retirement account.

Placing PPC ads is great, as a secondary landing page method, however it is waiting for someone to take their time and find you out of hundreds or thousands of other ads.

I use the BRRRR method so this would be refinance only. 

Get this house sold, and invest in 2-3 rental properties using the BRRRR method.
