I also noticed you don't have a property management fee in there - do you plan to manage this yourself? 

Being a plumber whoCan pull permits at a noticibly low price is always a need. 

In Michigan, they need to be given a 'Notice to Quit' good for 7 days before proceeding with a court order. 

I noticed other similar houses were going for more and looked worse.

We have noticed the significantly higher costs with both of us working full time and being remote owners we felt this would be a great way to get started.

@Pete BarrowThe market we live in (Chilliwack) used to be affordable, as of the last 2-3 yrs things have really taken off and purchasing any rental properties in our area simply do not make sense, that is unless you are putting down a very large down payment to bring mortgage costs down... but we have recently noticed things have started to cool off and pricing is taking a bit of a correction.

@Blaine Cox It CAN work, but its largely based on geography and how shrewd of a negotiator you are, it sounds like in the example above you needed a lower purchase price or a way to decrease the rehab cost
