The whole point of the AMC is to eliminate exactly what you are looking to do. so, no, you do not have a choice.

A request for separate compensation should have vanished when you formed an LLC to purchase, and no mention of a 'fee for service' was mentioned.  

Is this an automatic no go?

If you don't have any entitlement remaining, you still have options for a VA loan, though they are less attractive.Beyond that, there are still other ways to get into another place for either low or no money down. 

Luckily I think the mold is from a lack of ventilation and no leak.
