Yes, you may squeeze a half a percent or a percent, or a few bucks, out of the fees but if you end up with a less competent PM, it'll cost you way more than that over the long run.

if thats the case $3000 Vacancy 8% - $2400 Assuming mortgage - $350 --$4200 so total anual gross income $30,000 so total expenses annually $22,890 leave me $7110 and then we need to use the 50% rule right for future upgrades and repairs $3555 repairs and the other $3555 annual cash flow so basically 300 bucks a month First time doing this hopefully I got it if anything looks off please let me know

im new too. but im pretty sure bird dogging is just telling your mailmen, trashmen, friends, family, everyday people who see property give you leads on properties. after they give you a lead and you buy the property you give them a few hundred bucks for making you thousands.is it legal?

You rehab and sell and taxes get paid off in escrow just like any other loan but you don't have to make a monthly payment until then.Only other question is this a seller who would throw a few bucks into the deal to get rid of the property, or are they the let it go to tax auction I ain't putting a dime into it type.
