Mark up of repairs processing repairs that are not needed, or just not communicating are the things most owners complain to me about in my 20+ years of managing.

I was just curious if you guys run into "phantom bidders" or houses that have been on the marked for weeks, and all of the sudden have multiple offers when you make an offer?

Would it make sense to take out an FHA loan at 3.5% down (tell them I plan to live there) and just pay the additional insurance from the rent proceeds until either I hit the 20% mark and/or I am able to refinance pay in to get me to 20% down?
