However, I will say, I would much rather deal with the legal ramifications of giving them their money back and asking them to rent somewhere else, rather than deal with the legal ramifications of an eviction.

I think it depends heavily on the deal you get and what part of the cities you invest in, but I do think when you average it, it can seem pretty low.
