Hey BP Community,I’m fairly new to the real estate world but would like to jump in and get a head start on building wealth for an early retirement.I’m currently in my early 20’s and I’m interested in house hacking with my partner by the end of the year as a first step in investing.So far this year I have been working on building up my financial literacy and some knowledge on real estate through books and the BP podcasts.

The tenant says she had someone to break in the front window recently but for reasons unspoken I feel like that may have been someone she knew that couldn’t get in she has a family member staying with her.

I'm assuming within the 6 people, there's one with capital, one with construction knowledge, one math/accounting guy, and one real estate salesperson. 

Data after line 10 would be calculations only and no need to input data since they are formula-driven.I am happy to share once complete but also wanted to poll other passive investors out there to see if they have a similar tool they use to look at two different style syndication deals side by side OR if you feel any criteria should be added to the list below.Thanks in advance.

They seem to be knowledgeable about what they are doing, but the price seems steep as mentioned throughout this thread.

However after speaking with my husband (who is totally on board and supportive) I feel it would be better to pick a market in my "backyard".

It feels like there is an awful lot of complexity, but I'm interested to hear what experiences others have had.

I feel the easiest way is to use replacement cost.
