My ideal plan (obviously with a little tweaking along the way) is to start fixing and flipping homes in my spare time, as I still work a full time job.

I'm currently in the middle of my first flip looking for the next opportunity. 

Make sure to get a few bids for this job. $40k seems excessive for this type of project.

So now I'm vetting STR PM companies in order to monetize this consistent opportunity. 

Although other states are great options and might offer even better house hack opportunity, I just wanted to bring in the opinion that you don't need to look very far out and can still do it in NJ

Found an opportunity in Florida to buy a 3-acre lot with 6 mobile homes on it.

However, it must be the current boom in home renovations and the opportunities for bigger fish to fry, as I'm having difficulty finding someone responsive.

@Ilan Cohen  There is no quick back of the envelope analysis for this opportunity.

(often just job site clean up, or hauling boards or drywall around the job site) with the stipulation that the tradesmen would show me the tricks of their trade.
