You CAN hire a handyman or contractor type to do a lot of the things that Nathan calls out above, yet at the end of the day the trick is how to compel them over and over again to act on your behalf in a way consistent with your best interest.It's a rare situation to find, train, and retain a contractor to do such things and do them well.It's quite common to find a savvy, well-train, systematic Property Management company who can do these things well, and they should add other value to your investment journey, too.

This takes the onus off of you as the landlord (as you can imagine, there's quite a bit of internet fraud plaguing the industry so the last thing you want is something to come back on you if you're dealing with a tenant's social security number / other personal information).
