You CAN hire a handyman or contractor type to do a lot of the things that Nathan calls out above, yet at the end of the day the trick is how to compel them over and over again to act on your behalf in a way consistent with your best interest.It's a rare situation to find, train, and retain a contractor to do such things and do them well.It's quite common to find a savvy, well-train, systematic Property Management company who can do these things well, and they should add other value to your investment journey, too.

This takes the onus off of you as the landlord (as you can imagine, there's quite a bit of internet fraud plaguing the industry so the last thing you want is something to come back on you if you're dealing with a tenant's social security number / other personal information).

You'll also be paying all utilities - electric, gas, water, internet, cable, etc which you wouldn't do with a LTR. 

You are smart to be cautious… there are scams everywhere you turn on the internet. 

Peace of mind knowing that maintenance, both preventative and emergency maintenance are taken care of.Questions to ask your prospective PM are what is your fair housing training besides the CE credits for your RE license, what certificates do you hold, how much experience do you have, what is you maintenance crew like (what kind of experience, how many, after hours?)

In other cases, they split the water, electric, internet costs and inevitable arguments would arise, in some cases, causing one or all of them to leave.

If you do want to include something then include just trash and internet.
