I am looking at storage facilities or multi-family but I am not very familiar with storage and how to evaluate a good deal?

You can use it for outdoor boat/RV/trailer storage.

I added coin operated laundry in the basement and separated the rest of the basement for my personal storage.

Rebuilt original porch, new landscaping, new hardscaping, new fencing, added a private courtyard and lockable carport storage.

An abundance of fresh water, a moderate climate, no major threats from natural desasters.
