go to HD & menard's cuz decent prices and they have most stuff in stock. as you're finding out, time is $. plus, it's so much more convenient in terms of return policy, close to the jobsite, etc.i have gone to RESTORE before, however when I see something they have online, I go there and it's sold out. you can get a significant discount at some of these finds but i'm busy enough to have to shop around forever to save a couple bucks.i go on craigslist for appliances.

He has yet to replace a furnace or roof.The 2% rule and 50% rule are very useful if you plan on holding the properties forever, but there are lots of ways to make money in real estate.Keep doing what you're doing, but plan for the big ticket items long in advance.Cheers.
