Very interesting business model.

We also have 25 licensed real estate agents at our firm who specialize in helping investors buy and sell rental houses.Our sister company does all the renovation and maintenance work, which allows us to be a true end-to-end solution for investors who are looking for discounted properties.Since we buy, sell, rehab, and manage for commissions instead of profits, we view ourselves as an alternative to the turnkey model that many companies offer.Personally, my dream is to own many more units across the southeastern United States over the next 10+ years.

Do your teams or your model vary at all depending on the market?

(New pool house gym, fire pit and out door BBQ area, beach volleyball court, adding a pet park, clubhouse,  and upgrade of pool area and leasing office.)3) They have 2 model units, I will only have 1 model unit.4) Professional ManagementPlan on increasing rents to market and holding 7-10 years. 

For the appliances I buy basic higher end models that are easy to repair.

I added a short note for the first meeting and gave permission to the emails that I had (Connie, Mark and David).Connie added an excel sheet for modeling a property.

My business partner and I bought 20 homes inside of a year and half and it was a huge mistake because we just wanted to keep buying and did not make sure that the homes fit our business model.

The big thing is that you have to disclose what you are doing upfront and then do not deviate from that plan (a material change) without going back and getting the investor's permission/sign off for making that change to the business model under which they initially invested.
