The delay will be on their part, because the title company will take longer than that, but that's ok, because you are willing to extend the closing deadline for them :-).

I know in my state if you buy a property with tenants you are required to maintain any lease agreement that the current landlord has with the tenants for the duration of the lease.

I guess I would have to see the renter's agreements and decide whether to carry the mortgage for the duration of the existing leases.Also, it would be an owner occupied, so that's one unit that can get a facelift and it may even cash flow with only a single unit rented at market if I decide to move after the minimum duration.

I have a Lease / Option that needs to be financed by May 1st and I'm not sure the sellers would be willing to extend because the deal/house has 80K in equity in it and they may want to capture that equity by choosing not to extend.

Be aware though even when "calendar days, as opposed to business days, are stated, when the deadline falls on a Saturday/Sunday it may automatically be extended to 5:00pm Monday (if Monday is not a holiday).

If that were the case I would much rather he extend the fence into my property versus telling me what I can and can't do on my side of the fence.I then spent the rest of the day looking into this matter, and found out that it is not a black and white issue of where the original survey said the property lines are (houses built in 1957) there is "adverse possession" I guess I'm curious in general of people's opinions, and general advice for me.
