@Trey Fischer I have talked with several city of San Antonio Inspectors recently and they are going through the MLS for listings that say completely remodeled or say that significant work was done to the house and checking for permits.They are going as far as pulling electrical meters when a listing says that it has been rewired completely and never pulled a permit!!!

We don't have cable television, barely use heat/AC/electric.

The Water, Heat, Electricity, Garbage are tenant paid.

This led us to believe the owners pulled a rebuilt permit as the fire may have not completely taken everything down.This also made sense because when I crawled the property before purchasing it all the plumbing had been updated as well as electrical which I thought was strange for such an old house.

Tenant says that Lady Bugs are driving her crazy.

They can also advise you regarding utilities and who to contact for water, sewer and electric. 

@Jeff HigginsI think you might have a couple of misconceptions about the city inspector.If you are doing electrical, HVAC, structural, or plumbing work, you need to pull permits.

Some improvements can be less obvious like mechanicals, electrical and plumbing.

So due to mistakes on my part and misplaced trust in my agent, the property I purchased has only one unit with up to code electric, with the other units having only one up to code outlet per, which is used for the living room ac.
