The reason turnkey companies can make good money on this spread is because we have efficient, streamlined rehab processes (same thing for every prop, no surprises), super honed selection criteria for properties, and we get wholesale prices on rehab supplies/fixtures/appliances.

If a company has to inflate its sales price that much to make a profit, there's likely something up the line in their business model that isn't so efficient. 

So every operational tweak that I thing is smarter, more efficient and geared towards better customer service is pulling teeth.

Mini-splits are less expensive and can be more efficient as well. 

I find that duplexes don't work very often because there's little efficiencies of scale.Your CapEx and Repairs are a little low.

However you plan to get into real estate, find a way to begin with a model you can scale efficiently.

It’s a real balancing act between specializing for maximum efficiency and profit, and investing outside your speciality for new opportunities education, knowledge and experience.  

They are claiming it would be more cost efficient to use a fireplace than a heater (not sure if that's true in their area). 

Some examples of democratizing Real Estate: online listing sites, online fundraising sites, online bidding, crowdfunding, anything else that lowers the barrier to entry.As technology continues to improve and be utilized in the real estate industry, prices will become more efficient, or closer to the true intrinsic value.
