I would also take a non-refundable deposit that gets transferred into their security deposit once they move in on the off chance someone says yes and then backs out at the last minute.

When offering up owner financing, does the title transfer to you and the previous owner is just like a bank with him/her  being first lienholder on the property until you've satisfied the debt?
