Landlord pay water??

Roy you are very observant and absolutely correct about me being a SAR Tech.The market prices have been slowly dropping and I'd say it's a buyers market.

I can't shut the water off because of the family living there.

LOLI'll make a guess, Materials, DIY, electrician dropping lights, $2,800, 2 semi-skilled guys, 1 finish guy, 2,500, contractor add another 1,500.

In COA's/some HOA's you'll get building insurance, water, cable, common area maintenance, etc.

After it changed hands to a CPI Housing Fund based out of California the value dropped to $19,000.What sort of thing caused this?

The difference in fixing them is huge and potentially thousands of dollars different.From your description, it seems you have water damage, in which case I'd remove and replace bad wood and rebuild.Usually you only need to replace subfloor and not structure.

I haven't given myself the option of not selling and so far it's worked out for me and I've never done a price drop either- Although this last house was on the market for 13 days gave me quite a scare.I think sometimes it works best if you don't give yourself other options..
