Hi @Kellen Driscol, the ratio of purchase price to the annual rent certainly varies pretty dramatically depending on location.

The company match only applies to new contributions, so it does not compound, it's a nice boost but it's not really a 25% return.

Cap rates have compressed around the country dramatically so you'll have to be aggressive in making a deal, gone are the days when you could take your time and negotiate with a seller for an extended period of time.

@Eric Armstrong Seller financing can be a great way to enter a deal where you may otherwise not be able to, or boost returns by doing so.
