I currently owe a mixed use property which has a commercial on the first floor and two residential units on the upper floors, i live in one of residential unit so that would consider an owner occupied property.

Yeah this topic is certainly exhausted.LLCs do not protect you from torts especially if you, the human, is careless or reckless in the direction of the LLC.LLCs can be expensive.

The home is under an LLC however it is not currently being rented out, my grandfather lives there.

Current zoning would prohibit the whole setup actually, but the building and commercial use are allowed to continue as-is because they predate the town's incorporation in 1993.
