With the 5% down, our mortgage payment would be about $5711 a month.

Texas  Mississippi are notorious for expansive clay soils.. its more than just Mortar if the foundation is off.. if its a slab they have to cut holes in it and put in piers and jack it back up to level.

Let’s say you finance a 750k loan your payment will be around $5k/mo just P&I.

Note:  from a "buy" standpoint, unless you are all cash/heavy down payment, today's interest rates for investors in the 6%+ range don't cut it. 

And a second one for $7000 where I got about 3 months into it and did the live calls but could never get my questions answered and finally they were just pressuring me to buy properties that were several million dollars and telling me I needed to figure out how to borrow $700,000 or more dollars to get the down payment and I just quit.

It is important when to know how quickly to cut ties and when to give them a second chance, but this does take experience.
