Perform your due diligence of course, confirm the seller has no debt lingering on the property, and more simply have an attorney review and draft a custom agreement to protect your rights and interest in the property.

I’m not too sure what you mean by high end vehicle storage and what you will offer but I do know that an individual where I live made fancy units that had a lot of unique offerings for customers and he regrets his decision to do so.

The nice thing about it is if a customer files bankruptcy, you collect pennies on the dollar if anything, but with credit insurance, you collect a lot more.

Why I haven't taken the plunge yet to actively searching or formulating anything, (kudos to you for acting) knowing what you want, comparable cap rates and estimates of cash on cash returns would  give one a quick filter to screen out properties before looking.
