i would start with Guide to Investing learn the importance of cashflow, a house is not asset etcTo be honest set the target of say ten-fifty pages pages a day of a real estate investing books from an author with a track record.Then you'll go through alot of good materialNo one person knows everything so you'll pick something here...then another there etc till you get the picture that works for you

I know my lender wants the line item complete and installed before paying out, so I have learned to break down the budget into smaller chunks plumbing  rough in and then plumbing  fixtures etc.. it usually takes less than a week to get paid some lenders just have you submit pictures or livestream the inspection.  

I wouldn't touch that deal without contractor support, a proper walkthrough, pictures, and more experience. 

Love the owners who take pictures before, during, and after.

You might contact the lumber companies, as they are important parts of building large numbers of homes and might be willing to tell you who their larger customers are.

I explained to her that i need her to leave on the 30th so i can inspect the apartment etc and told her that the other tenant wanted to move in on the 1st. she very briefly replied saying "I will" and that was it.Fast forward, about a month later, i asked her when exactly she plans to leave and she says she wants to stay till the 2nd because the lease expires on the 1st and sends me a picture of the lease.

They do not customize their services based on the owner's wants, and how they expect you to handle the property as a PM.

If there are six nail holes in a living room from hanging a few pictures, that would be "ordinary" and I wouldn't charge them.
