There is about $10-15k of rehab work and it would be nice to capitalize on rewards while building credit. 

They are used to their clients paying market value, which an investor should rarely do.Of course, you should NOT expect any of this for free!

We opted to buy a fixer-upper SFH and slowly renovated, painted, and updated it over the course of 2 years. 

The agent likely has an idea of what the property is worth so keep that in mind . . . of course there are always gems that agents overlook to get it listed. 

I did a quick review of Furnished Finer in Midvale, UT and it looks like your price estimate is about in line with the market but there is of course a bit of range depending on exact location/level of furnishing, amenities, etc.

Again, PT is the one that voluntarily mentioned that he/she is getting the divorce and he/she also stated that he/she is the co-signer on the soon to be ex wifes/husbands mortgage (which has shown on prospective tenants credit report) but the soon to be ex is the one that currently  pays the mortgage AND WILL CONTINUE TO PAY MORTGAGE.

Of course, folks who post on bigger pockets deserve to be considered as well.  

That being said, these will also have the strictest underwrites, including credit, DTI, and asset requirements. 

Upon checking out the home, I felt comfortable offering 240k and no credits due to my prior experience of checking out homes in the area.

You then pay them back at a low or no interest rate over the course of a few years.
