What you are paying for is the convenience of your property manager saying "get it done" which equals less hassle but more money.

It would have been good to have someone on site to provide a bit more quality control.Overall, I wouldn’t shy away from doing it if you have good tenants in place.Beware that if you plan to use the foreign earned income exclusion, you will need to watch how many days you spend in the US and may not be able to come back at your convenience if there is an issue.

At the moment i am in my home country and we are 3 hours ahead from Spain, we can agree in time that will be convenient for both of us to arrange a call.

Don't get me wrong; there are plenty of issues/problems/quirks that old houses have that new houses don't, and an old house can obviously have hidden problems and big repair/maintenance bills too (which is why you need a strong due diligence process)...but, the point is: a new house is not a foolproof solution to repairs/maintenance (and in some cases, a brand new house can be a much bigger gamble than an older house!).

Assuming you inherit tenants worth keeping you could decide to rehab at your convenience or at tenant turn over (which ever comes first). 

I think it might be because of high gambling rate and other stuff.
