You'll want a contingency to cancel the contract if the inspection results are below your standards.

You're already in contract with no financing contingencies so it might be spilt milk but you should speak to your attorney about any ways to get out.

Paint and replace the hardware, refinish the floors, and repaint the walls and I think she would be ready to go, although of course this is contingent on the inspection passing.
