Value of Submitting Offer Prior to Walk-through

Hey everyone,

@Brandon Turner has spoken numerous times regarding submitting offers prior to walking through properties and making the offer contingent on such. I am wondering if someone here could shed some extra insight from your experience to help me find the value in that strategy. I am a Realtor in Rhode Island and can't see where a Seller would entertain this type of offer.

@Jonathan Bolano This strategy works very well and the value is less time spent running the roads meeting with sellers and more time qualifying deals so 1 acquisitions manager can do exponentially more deals. 

Many investors waste valuable time meeting with unqualified sellers and visiting houses they can never make a deal out of. I have bought many properties sight unseen. This is a business of speed to lead. Everyone is sending the same stuff and marketing the same way to motivated sellers so if you're the first to respond when they are ready to sell and make an offer in writing you have a huge advantage. 

If you have enough experience you can make a solid offer over the phone and if everything is as the seller says when you or your end buyer view the property everything works very well.  Also a lot of sellers would rather not meet in person especially if the house is a wreck and have no issue handling everything over the phone. I get them to send photos of anything that is an issue. 

Now this isn't the case for every seller and especially not for an agent looking for a listing but it is a great strategy especially for wholesalers.
