I think the market has become much more consumer-friendly, where it's rare to have to pay prepayment penalties if you refi or sell within so many years, you're allowed to pay extra payments directly to lower your principal instead of extra payments going partially to interest (like they still do on my son's student loans which drives me nuts) and fees are much more transparent than they used to be.     

The inquiry will be something some have to report forever more on job applications.Just know that false accusations, or vengeful acts/reports can come back to hurt you via libel and slander (especially when talking about lawyers and other high income people subject to public scrutiny).  

I'd rather go in the office tomorrow, in a suit and let the broker know I want to work as an unpaid intern and that "I'll do difficult, time-consuming work so you're able to concentrate on more revenue-related pursuits" and "I just have to be taught it, and I'm intuitive.

That is one fact you can rely upon forever.  

With a reassignment of contract, which is arguably the easiest and least time consuming in most cases, your P&S agreement contains a provision that it is able to be assigned to another buyer (the person you wholesale it to).

 :)  My basic rule of thumb is to never give title until it is paid for, ever. 

applying with different insitutions is time consuming and frustrating for when it doesn't come through.if anyone has any other advice, I'd welcome it!  

A business isn't likely to have a credit file with the three consumer credit reporting agencies.

I do not plan on wholesaling forever.
