One aspect of MFR re-positioning that has always intimidated me is the rehab phase.I don't feel like I really have a good eye for aesthetics in terms of design, colors, layout, and materials.I've done cosmetic upgrades before, but they were for A-class, single-family homes, so it was fairly easy since I could just choose stuff that I already have in my own home (hand-scraped hardwood floors, granite and marble surfaces, and brushed-nickel or bronzed finishes, etc.)

In other words as long as they are a student you allow any race, color, religion, national origin, sex, disability or familial status.I know today it is common practice by many landlords to advertise to students, but every year this is evolving as people continue to challenge the legality of anything that could be viewed as discriminatory.

A homeowner cannot even come close because they do not know anything about construction.A good SOW is developed by 1) the Contractor's reading of the plans and putting that info into clear verbiage that can be understood by all 2) the homeowner making crystal clear what they desire in terms of finishes like tile, counters and cabinets, paint colors and types, Etc....I don't think you mentioned another document that is almost as important - the Change Order.

If you upgrade tops and also have your installer attach a full height backsplash of the same laminate color under the wall cabinets it looks really high end for a value price.
