Is Wholesaling legal in Louisiana??

how do you wholesale the right way in LA? I am picking this as a virtual market and have a seller considering my offer but have been reading about how you 'cannot market a property' and that the seller has to know that you are a wholesaler up front. Can anyone elucidate this more for me, and how you color within the lines so to speak. I don't want to run into any problems.
