Marie Poe, I sincerely thank you for your consideration and for taking the time, I do not know if borrower is deceased since the deals I am puzzling together do not require the buyer, once we are awarded with the certificate of foreclosure all we do is wait for the 90 day redemption period to expire in order for us to start settling and paying off the surviving senior loans, no approval from borrower needed, but as you mentioned that you know better and more profitable plays than HOA foreclosure sales, I would love to learn some more about them, any insight is greatly appreciated, wish you continue success.

So the holes in the walls (which would only take a few patches according to your photo's may be allotted to you, but since they are small holes, I doubt it will stand up in court.Also do you have a C of O (Certificate of Occupancy) If not you won't win no matter how much proof you have.

Due to Certificate of Occupancy and habitability laws of the porch, we couldn't move into this unit and we were only able to cancel the lease, get back our first months rent, security deposit and real estate commission fee ($6,000 total) after I informed the landlord the property is not habitable and you can’t hold us legally to the lease any longer.
