I would bite the bullet if you can and replace the unit; at some point you’re most likely going to have no choice but to cut bait and do it.

I went through this initially in my career when I invested out of state, and I have since refocused my energy here in the Chicago area where I can be most effective. 

Is financing part of your offer- are the nitty gritty bullet points attached the the offer: down payment, number days to close, ins and outs?

After further thought, it seems that a license isn’t worth my time and energy (it won’t give me the most bang for my buck due to the niche I am considering), however, perhaps you could shed some light on the fact and give me some wisdom.

Be a problem solver, welcome the BS and always be looking for ways to hire out the things that don't give you energy
