I had a renter who set their lampshade on fire in one of the bedrooms.

The property has been recently renovated and is for student rentals as they're single bedroom units.I've yet to find a property worth pursuing based on my investment profile and have spent a lot of time learning about real estate investing from an investor's perspective.

--Question--To reduce my housing costs to $0 or cashflow positive I have come up with two potential scenarios....Scenario 1:Move into a two bedroom apartment in Manhattan and rent the extra bedroom to break even on my monthly living costs. 

It's a 6-bedroom with a pool.

I currently live overseas, have multiple single family homes / condos (In Kennesaw, GA) I would like to have managed at a reasonable price.

I would also be adding two tank less gas water heaters.One unit is about 1000 square feet, 1 bedroom.One unit is bigger with 3 bedrooms, large kitchen and a living room.My question is with the mini ducts, how are they able to keep bedrooms warm/cool with the doors closed?

Here's a small excerpt from my 10 page lease... 1.CLEANING:Tenant(s) is responsible for cleaning all areas of the Premises, including but not limited to; living room, dining room, kitchen, hallways, laundry room, bedrooms, closets, bathrooms, outdoor walkways, and parking spaces.

HiWe're building 2-bedroom apartments in Gravenhurst, Ontario and looking for contractors to finish interior framing, bathroom & kitchen renovation, flooring, etc. 

When I rented my condo, it jumped from $600/yr to $1,800/yr (exactly 3x).

I own a condo in Oakland that I rent out; I have a long-term tenant paying rent a good deal below market. i was going to give her notIce of a 5% increase.However, prop 10 has me worried about vacancy control.
