Not really a valid approach unless you're doing it with a very very significant other or a friend you trust your life with.With regards to the second idea, I believe you'd have to refinance out of the FHA loan in order to do this, which more than likely would require money out of pocket to get the new financing to a 80% LTV unless you've added significant value to the property.

There are tons of ways to do this: Direct Mail, Bandit signs, Craigslist ads, Pay per click campaigns, Website SEO, etc.I tried the same things you're doing at first, and finally realized I was spinning my wheels.

I started sending out DM and added websites to capture leads.Now I'm in a very hot market here in South Florida, so my results are going differ greatly from other markets (except for maybe San Antonio and So Cal).I'd also like to post my DM results for the past year here, but being new (and not 12 years only) I can't figure it out.
