Thank you both for your feedback...I know that there are some conversations that I need to have with the seller and Shanna your right if they numbers are right we do need to get it under contract asap...Your situation kind of sounds like mine when things do workout and your able to get the property subject 2 what method are you going to use to get the back taxes paid? 

I am not sure why so many people are against this method simply because some of the largest rental companies in the nation apply this method, like American Homes for Rent.  

You just have to try different methods and mix it up, different things work differently, not just in different markets, but even from area to area or neighborhood to neighborhood. 

Should I use the BRRR method, fix and flip, or just try to flip it as is?

And on and on and on ... there are as many methods and specialties as there are RE investors ... figure out what you are good at and figure out a niche and strategy that plays to these strengths.

I am using the BP 4 square method. 

My question is one that I have had trouble being answered and I'm hoping that anyone who has had experience with this method can answer.

It's an expensive project and would like to keep it very budget friendly so curious to hear thoughts on the best method to hire architects / contractors.
